Target Corporation's Approach to Due Diligence Protocol

Abstract
Target is one of the largest retail real estate developers in the United States. We are involved in both self-developed sites and sites where we have partnered with outside developers. Target has a growth strategy that includes the build-out of over 110 stores a year in our long-term “road to 3000” goal. As we leave our traditional growth model behind, we are forging paths in new areas and entering new markets, especially inner city locations. Target looks for ways to develop stores and adapt our traditional store design to better fit our urban and downtown communities. With this emphasis on urban sites, our due diligence protocol is even more important. Target currently uses ASTM-05, and adds wetlands, critical habitat/endangered species, archeological/historic preservation review, as well as any other Phase II investigations we deem necessary.
